Questions

You’ve got good questions.

We obtain records of land ownership from the county assessor’s database. Each county maintains a public record of the properties and their owners. The counties send out tax bills to the property owners on the basis of these records. We access public records to generate offers to purchase your land. To be clear, we do not share your personal data with any third party data collectors or advertisers even though all these records are publicly accessible.

Not at all! We understand your skepticism but assure you we are the real deal! We promise to be transparent and ready to clarify any doubts you may have at any time!. While we understand that you may have concerns about responding to a stranger who sent you a letter in the mail, we assure you that our business is real and trustworthy. We really do want to buy your land. We are eager to work with you and just feel free to contact us by phone or email. Our email address is kerstin@landious.com or kerstin@landious.com and our phone number is: (747) 217-3260

We are ready to schedule a phone call to earn your confidence.

Probably or even likely! More often than not, we can cover property taxes (within reason). Should you owe a lot, we are willing to work with you to negotiate a deal that works for you!

The quick answer is YES but every inheritance is unique and has to be considered on its own terms. There are factors that make it easier for you to sell inherited land. Just contact us and we'll find out how to go about it.

The letters we send to people invite you to fill out your info and receive a no-obligation cash offer. Once you sign it, however, it becomes a legally binding contract to sell your property.

Give us details about your land and we will give you a price. We will study various factors like its location, quality, market value, property taxes etc to quote a number. Within less than 48 hours we will come up with an offer for you. The offer will not be binding until you accept it and sign it. In other words, ask us for an offer, and you have everything to gain and nothing to lose!

While we would never discourage someone from seeking legal counsel, attorneys are not necessary to complete transactions with us. We are here honest and transparent in our business.

Our purchase contracts are written in simple, easy-to-understand terms. The signed purchase contract will be sent to the title/attorney/escrow company in your area that will handle the paperwork for the transaction and we will pay them.

However, if you prefer to have an attorney work with us, please feel free to do so!

We buy and sell land all over the US. We are virtually everywhere – thanks to the internet but we do have a real physical location in Los Angeles, California.

We buy to sell but might keep some for personal recreational use. I would like to buy an off-grid property with wild horses in the area and would just keep it for the horses.

Every offer we make is the result of complex calculations. For each offer, we do look closely at many variables (location, retail value, proximity to services, geophysical factors). If you are not happy with the amount we offered feel free to make a counter offer. If you can provide some additional information that will help us revise our offer, we’ll happily reconsider our offer price.

We calculate our price by considering the market value of the parcel in question. We also taken into account various associated costs before making our offer. For each offer, we do look closely at many variables (location, retail value, proximity to services, geophysical factors). And, yes, we make a profit but we are transparent about your process. Both you and we will win at the end.

Absolutly! The prices we pay are a win-win for you and us. Even though we do not pay retail prices of the land, we cover all closing and associated administrative costs. Other land investors offer only a fraction of the retail price. We think that this is not fair! We offer way better prices than our competitors. We still make a profit but it is not exploitation. We want to make a fair, honest and transparent deal.

Contact us now and get our offer and run the numbers for yourself. There is zero obligation.

Not at all. Transparency is the name of our game. We tell you what we offer and nothing is deducted from it!

We will close with a notary or a title company in the area where you live.

If we close with a notary the process will be like this:

  1. We will create a new deed.
  2. We will find a reputable notary in your area.
  3. We will send the documents (cover letter, deed, cashiers check for the land and a check for the notary service) to the notary.
  4. The notary will come to your house, you sign the deed and the notary gives you the cashiers check.

If we decide to close with a title company the process will be like this:

  1. The title company will create all documents
  2. You sign the deed at the title company or they send you a public notary.
  3. You receive your money from the title company.

Yes, there are some. We can not buy

  • waste land
  • land without legal access
  • native american property
  • land with natural resources or used previously for natural resources (no old gold mines, no old oil mines)
  • marshland
  • barren land
  • wildlife refuge
  • land in a flood zone
  • land-locked properties (without access)

We use the industry standard term "cash." Even though we refer to it as "Cash," the attorney, title or escrow company will pay you immediately by check, cashier's check, or wire transfer.
